Why local knowledge matters in Sheffield

Sheffield is a city of hills, cellars and old pipework. A Victorian terrace in Walkley, a big villa in Nether Edge and a 1960s semi in Handsworth each go wrong in different ways, so the first job is always to understand the house.

  • Soft water in the west, harder water in the east: Yorkshire Water's 2025 figures show very soft water in Crookes, Walkley, Fulwood, Dore and Totley, but moderately hard to hard water in Handsworth and Rotherham. That changes what we look for, from limescale in an east side combi boiler to worn copper on the west side.

  • Steep hills and changing pressure: Homes on high ground in Sheffield can see lower mains pressure, and homes in the Don valley can see high pressure that bangs pipes. Showers, cylinders and boilers need to be matched to the pressure you actually have.

  • Cellars, terraces and shared pipes: Many Victorian terraces have the stop tap and meter in the cellar, and some still share a supply pipe or drain with neighbours. Knowing who owns which pipe saves time when Yorkshire Water or a neighbour needs to be involved.

  • Cold snaps on high ground: Stocksbridge and Deepcar are often among the first places in the city to get snow. Pipes in lofts, cellars and outside walls freeze there first, and so do boiler condensate pipes.

How a job runs

The same order for a dripping tap as for a new boiler, so you always know what comes next.

  1. 1

    Tell us what is happening

Send a few details, your postcode and a photo or short video if you can. If water is escaping we will talk you through turning it off first.

  2. 2

    We look at the job

We check the cause, not just the symptom, and explain what we find in plain words. You get the options and a confirmed price before any work starts.

  3. 3

    The work is done tidily

Dust sheets down, water and heating off for as short a time as possible, and old parts taken away unless you want them.

  4. 4

    We test and explain

Everything is tested before we leave. You are shown where your stop tap is, what was done and any paperwork that goes with the job, such as a Building Regulations certificate for a new boiler.

Turn off the stop tap. In many Sheffield terraces it is in the cellar near the front wall, otherwise look under the kitchen sink.

02

If water is near lights, sockets or the consumer unit, turn the electricity off at the consumer unit if it is safe to reach.

03

Open the cold taps to drain the pipes and switch off the boiler or immersion heater.

04

Catch the water with buckets and towels and move valuables out of the way.

05

If you smell gas, leave the house and call 0800 111 999. For a power cut call 105.

Areas we cover

We cover the whole of Sheffield and the towns around it, including Crookes, Walkley, Hillsborough, Broomhill, Fulwood, Ecclesall, Nether Edge, Handsworth and Stocksbridge, plus Rotherham, Dronfield and Penistone. Each area page explains the houses, water and common problems in that part of the city.

Frequently asked questions.

Water, pipes, drains and boilers in Sheffield: who is responsible, what to do first and what the rules say.

Does Sheffield have hard or soft water?

Most of Sheffield has soft or moderately soft water, because it comes from Pennine moorland reservoirs. Yorkshire Water's 2025 report puts the Fulwood zone, which covers Crookes and Walkley, at an average of 9.5 mg/l calcium. East Sheffield and Rotherham are different: Handsworth is moderately hard and central Rotherham is hard.

Who is responsible for a leak between the street and my house?

In Yorkshire Water's area the homeowner is responsible for the supply pipe from the property boundary to the house, plus stop taps on the property. Yorkshire Water looks after the mains and the pipe up to your boundary. If you share a supply pipe with neighbours, you share the responsibility.

What should I do if I smell gas?

Leave the building, do not use switches or flames, and call the National Gas Emergency Service on 0800 111 999. Turn the gas off at the meter if it is safe to do so. A plumber is not the first call for a gas smell.

Who do I call for a blocked drain in Sheffield?

If only one sink or toilet in your home is blocked, the problem is almost certainly in your own pipes and a plumber or drain engineer can clear it. If neighbours have the same problem, it is probably in a Yorkshire Water sewer and you should report it to them.

Do I need a Gas Safe engineer to repair my boiler?

Yes. Any work on a gas boiler in the UK must be done by a Gas Safe registered engineer. Ask to see their ID card and check it on the Gas Safe Register website before they start.

How much does a plumber cost in Sheffield?

It depends on the job, the parts and access, so we confirm the price after a look at the job. A photo or video helps us give you a clearer idea before we visit.

Can you help landlords with student lets?

Yes. Student houses in Broomhill, Crookes and Walkley see a lot of blocked toilets, dripping taps and worn showers. Landlords also need an annual gas safety check by a Gas Safe registered engineer, which is a legal duty in England.

Do I need building control for a new bathroom or boiler?

A like for like bathroom often does not, but new drainage, an unvented hot water cylinder or a new boiler usually falls under Building Regulations. Gas Safe registered engineers can self certify boilers. For other work, Sheffield City Council building control can advise.
